A VAT return is the periodic summary of what your business sold, what it bought and the net VAT owed to — or recoverable from — the Federal Tax Authority. It is filed online through EmaraTax on Form VAT 201, and the payment is due on the same day. The form is short; what makes it go wrong is the preparation behind it, and how close to the deadline it is left.

This guide covers who must file, the deadlines, what to reconcile first, the filing steps, how payment and refunds work, what late filing costs, and how to correct a mistake after you have submitted. If you have not yet registered, start with our guide on how to register for VAT in the UAE.

Who Must File a VAT Return in the UAE?

Every VAT-registered business must file a return for every tax period — whether it registered because it had to or because it chose to, and whether it operates on the mainland or from a Free Zone. A business that has registered for VAT cannot skip a period because it has not traded.

Your tax period is assigned by the FTA when you register. Most businesses file quarterly and some are placed on monthly returns. The period is shown in your EmaraTax account, and your first period can be longer or shorter than a normal quarter, so read it from your account rather than assuming.

No sales does not mean no return

If there were no transactions in a tax period, you still file a return — a nil return. Skipping it can attract the same penalty as filing any other return late.

VAT Return Deadlines in the UAE

The return and the payment are both due within 28 days of the end of the tax period. For a standard calendar quarter, that works out as follows:

Tax Period EndsReturn and Payment Due
31 March28 April
30 June28 July
30 September28 October
31 December28 January

A business on monthly returns follows the same rule: the return for a month is due by the 28th of the following month. The FTA also assigns staggered quarters, so your own periods may end in different months — use the due date shown in EmaraTax, not the table above, as your deadline.

Do not plan around a weekend or holiday extension. File a few days early: the portal can be slow close to the deadline, and the payment needs time to be processed.

What to Check Before You File

Most return errors are preparation errors, not form errors. Before you open EmaraTax, reconcile these:

  • Sales. Every tax invoice and credit note issued in the period is in your ledger, and the total agrees to your accounting system.
  • Purchases. Every expense you claim input VAT on is supported by a valid tax invoice showing the supplier's TRN.
  • VAT treatment. Each supply is classified correctly as standard-rated, zero-rated or exempt. The three are reported differently and are easy to confuse.
  • Reverse charge. Imported services and other reverse-charge purchases are reported as both output VAT and input VAT where the rules require it.
  • Imports of goods. Customs documents support the import VAT you report.
  • Emirate of supply. Standard-rated sales are allocated to the correct emirate, which the form asks for.
  • Non-recoverable input VAT. Items the law does not allow you to recover are removed from your claim.
  • Adjustments. Credit notes, bad debts and other corrections are reflected in the right period.

Compare the VAT balances in your ledger with the totals you intend to report. A difference you cannot explain is the first thing the FTA will ask about.

How to File a VAT Return on EmaraTax, Step by Step

  1. Log in to EmaraTax and open the VAT section of your account.
  2. Find the return for the period. Select the tax period that is due and choose to file Form VAT 201.
  3. Check the period details. Confirm the dates and the due date shown are the ones you expect.
  4. Enter your sales. Standard-rated supplies by emirate, zero-rated and exempt supplies, and reverse-charge supplies, from your reconciled records.
  5. Enter your purchases. Standard-rated expenses carrying input VAT and reverse-charge purchases.
  6. Review the totals. The portal calculates the net VAT payable or recoverable. Compare it with your own working before going further.
  7. Complete any additional details the form asks for, then confirm the declaration and submit.
  8. Pay any VAT due through EmaraTax by the same deadline, or record your refund request if the return is in credit.
  9. Keep the evidence. Save the submission acknowledgement and payment receipt with your working papers.

A registered tax agent can prepare and submit the return on your behalf where properly authorised. If you would rather not do it yourself, see our VAT services.

Paying VAT or Claiming a Refund

If your output VAT is higher than your recoverable input VAT, the return shows VAT payable and you pay it through EmaraTax by the return deadline. Allow time for the payment to be processed — initiating it on the final day is a common cause of late payment.

If your recoverable input VAT is higher, the return shows a credit. You can ask for the refund through the return, or leave the credit to offset against your next return. The FTA can review refund claims, so keep your supporting invoices and records ready.

What Happens If You File or Pay Late?

Late filing and late payment are penalised separately. A business that files on time but pays late still incurs a late payment penalty, and a nil return filed late can still incur a late filing penalty. Penalties are set in the Cabinet's administrative penalty rules, increase for repeated defaults, and have been revised before — so confirm the current amounts with the FTA rather than relying on a figure quoted online.

On time means filed and paid

Submitting the return by the deadline is only half of it. The payment has to be made by the same date, and both are tracked separately.

How to Correct an Error After You Have Filed

A submitted return cannot simply be edited. Where an error means too little VAT was paid, or too much was refunded, the correction is made through a voluntary disclosure on Form VAT 211, which is generally required within 20 business days of becoming aware of the error. Errors that do not change the tax due can often be corrected in a later return instead.

The rules on exactly when a disclosure is required have been revised over time, so check current FTA guidance or ask your adviser before deciding which route applies. In general, disclosing an error yourself is treated more favourably than having the FTA find it in an audit, so correcting it promptly is almost always the better choice.

Common VAT Return Errors

  • Return totals that do not agree to the ledger. The most frequent source of queries.
  • Wrong VAT classification. Treating a zero-rated supply as exempt, or the reverse.
  • Missing reverse-charge entries. Imported services reported on one side only.
  • Input VAT claimed without a valid tax invoice, or on items the law does not allow you to recover.
  • Supplies allocated to the wrong emirate.
  • Filing against the wrong tax period. Always check the period reference first.
  • Filing on time but paying late.
  • Forgetting the nil return in a quiet period.
  • Leaving everything to the last day, when queries and payment delays cannot be absorbed.

A periodic VAT health check catches most of these before they reach a return. Our VAT team also prepares and files returns on a fixed-fee basis — contact us to discuss your tax period.

Frequently Asked Questions

When is the VAT return due in the UAE?

The return and the payment are both due within 28 days of the end of your tax period. For a standard calendar quarter ending on 31 March, that is 28 April. Your own tax period is assigned by the FTA and shown in EmaraTax, so always read your due date from your account rather than assuming a calendar quarter.

What is Form VAT 201?

Form VAT 201 is the VAT return. It is completed and submitted online through the Federal Tax Authority's EmaraTax portal and summarises your sales, your purchases and the net VAT payable or recoverable for the tax period.

Do I have to file a VAT return if I had no sales?

Yes. Every VAT-registered business must file a return for every tax period, even where there were no transactions and no VAT is due. A nil return filed late can attract the same penalty as any other late return.

Is my VAT return monthly or quarterly?

The FTA assigns your tax period when you register: quarterly for most businesses and monthly for some. It is shown in your EmaraTax account, and your first period can be longer or shorter than a normal quarter.

What happens if I file on time but pay late?

Paying late is treated separately from filing late. A return filed on time does not protect you from a late payment penalty, so make sure the payment is made by the same deadline as the return.

Can I amend a VAT return after submitting it?

You cannot simply edit a submitted return. Where the error means too little VAT was paid or too much was refunded, a voluntary disclosure on Form VAT 211 is generally required within 20 business days of becoming aware of it. The rules on when a disclosure is required have been revised over time, so check current FTA guidance or ask your adviser before deciding how to correct it.
